The question we hear most often from buyers abroad is some version of the same one: "can I actually do this without being there the whole time?" For time-poor buyers, for those relocating from further afield — the US, the Gulf, Asia — and for diaspora buyers reconnecting with Greece from a distance, the idea of a purchase requiring repeated trips is often the single biggest thing standing between interest and a mandate.

The honest answer is: most of it can be done remotely. Not all of it, and we would rather tell you that plainly now than let you discover it later. The one trip that usually still matters

We will not oversell "fully remote" — most buyers still come to Greece at least once, typically for a final viewing before committing, or for the completion signature itself if they would rather sign in person than grant power of attorney. Some buyers choose to be present for both; some for neither. What matters is that the choice is genuinely yours, made with full information about what each option involves, rather than a limitation forced on you by a process that assumes everyone can drop everything and fly out repeatedly.

Currency timing for remote buyers

Buyers managing a purchase from a distance are especially prone to leaving currency exchange decisions until the week of completion, when there is no time left to structure them properly. A Greek transaction typically runs several weeks to a few months from offer to completion, and GBP/EUR or USD/EUR movement over that window is a real cost, not a rounding error. We coordinate FX timing early through our established partner, Lucid Foreign Exchange, so this is planned for rather than discovered at the last moment.

Can I buy property in Greece without visiting in person?

Most of the process can be conducted remotely — shortlisting, live video viewings, negotiation, and document exchange with your lawyer and notary. Most buyers still come for a final viewing and signing, or use a power of attorney if they genuinely cannot travel, so remote does not mean entirely unattended — it means your trips are reserved for the moments that actually need you there.

How do video viewings work for Greek property?

We conduct live video walkthroughs of shortlisted properties, giving the same attention to boundary lines, structural condition and any undeclared alterations that an in-person viewing would receive, with a written assessment following every viewing.

Can someone sign for me if I cannot be in Greece for completion?

Yes, through a power of attorney granted to a person you trust or to your lawyer, allowing the transaction to complete without your physical presence. This is a standard and well-established mechanism in Greek property transactions.

Is remote buying more expensive than buying in person?

No. Remote buying uses the same fee structure as any Search & Acquisition mandate — a retainer plus a success fee on completion — with no additional charge for video viewings or power of attorney coordination.
