When you refer a client to Pelagos, your professional reputation travels with them. This page sets out exactly how we work with referring advisers — our process, our discretion standard, our conflict policy and how we report back — so you can make that introduction with complete confidence.
Pelagos Private Office is an independent advisory practice helping international individuals and families relocate to, invest in and establish a long-term life in Greece. We work exclusively for buyers — never vendors — and we hold no listings, represent no sellers and take no instruction from the sale side of any transaction. When your client engages Pelagos, there is one loyalty in the room: theirs.
Every engagement is managed personally by Marcus Gondolo-Gordon, founder, based between Corfu and London, or by Aristi Liakopoulou, our Aegean adviser, for Athens, Paros and Mykonos. There is no team handoff, no CRM your client's details enter, and no automated follow-up. The person you speak to at introduction is the person who delivers the engagement to completion.
Conflict Policy
We accept only a small number of active briefs at any one time, and we will never act for two clients searching in the same location at the same price point simultaneously. Before accepting any referred client, we confirm to you that no conflict exists with an existing brief. If one does, we decline the engagement — and tell you why.
Discretion Standard
No shared databases. No portal exposure. No transaction announcements. Your client's identity, brief and financial position are held by their adviser at Pelagos and shared with no one — including our own partners — without explicit consent for a specific, named introduction.
Adviser Reporting
How we report back to you is agreed with the client at the outset and confirmed in writing. Some clients want their family office or wealth manager fully informed at every stage; others prefer complete separation. We follow the client's instruction precisely — and we never share more with you than they have authorised.
Fee Transparency
Our advisory fee is a professional service fee charged directly to the client, set out in writing before engagement, entirely separate from any agent commission in the transaction. Where a referral arrangement with your firm is appropriate and permitted by your regulatory position, it is disclosed to the client in full. Many advisers prefer no fee to preserve independence; we are equally comfortable on either basis.
Professional Network
Every lawyer, tax adviser, notary, surveyor and currency specialist we introduce has been personally vetted and is bound by written confidentiality. Our currency partner, Lucid Foreign Exchange, is CISI Chartered. Your client's existing advisers are always welcome to work alongside ours — we coordinate, we do not displace.

Pelagos Private Office Ltd is registered in England & Wales, headquartered at 45 Albemarle Street, Mayfair. Client engagements are governed by written terms of engagement under English law. A due diligence summary for professional advisers is available on request — direct from Marcus.

A direct, confidential conversation about the client's situation in general terms. We confirm capacity, confirm no conflict with existing briefs, and agree whether Pelagos is genuinely the right fit. If we are not, we say so — and where possible suggest who is.
We agree how you want the introduction handled
Some advisers prefer a three-way call; others simply pass the client Marcus's number. We agree the approach, the level of ongoing reporting back to you, and any referral arrangement — all before the client is contacted.
Marcus speaks with your client personally
No forms, no systems, no pitch. A private conversation about what they want and whether we can genuinely help. If the engagement proceeds, written terms follow — clear scope, clear fee, clear confidentiality provisions.
The engagement is delivered — and you are kept informed as agreed
Search, negotiation, legal and tax coordination, completion and relocation — one personal relationship throughout. You receive exactly the level of visibility the client has authorised, from full stage-by-stage reporting to none at all.
Your client comes back to you well served
The measure of a referral is whether it strengthens your client relationship. Everything about how Pelagos works — the honesty, the limited briefs, the absence of sales pressure — is designed so that the introduction reflects well on the person who made it.
Does Pelagos pay referral fees?
Where your regulatory position permits it and the client is informed, yes — an arrangement can be agreed before introduction. Equally, many private banks and law firms prefer no fee to preserve their independence, and we are entirely comfortable on that basis. What we never do is let a fee arrangement influence the advice the client receives.
What if my client already has Greek lawyers or tax advisers?
Then we work with them. Our network exists for clients who need introductions, not to displace advisers a client already trusts. We coordinate the process; the client chooses the team.
My client requires complete anonymity — even from vendors. Is that possible?
Yes, and it is common. Viewings, negotiations and offers can be conducted without the client's identity being disclosed, with ownership structured through appropriate vehicles on advice from their legal team. Several of our engagements complete without the vendor ever learning the buyer's name.
