The Relocation Roadmap
A personalised action plan: what happens in what order, what decisions need to be made when, what the timeline looks like from today to keys-in-hand. AFM, legal milestones, residency registration, banking setup, school registration if relevant — practical, chronological, specific to your brief.
Property Strategy
A written recommendation on what type of property to look for, in which locations, at what price points and through which channels. Whether to prioritise portal listings, partner agent introductions or off-market access. Whether to buy now or observe for one season. Specific areas and villages that match your brief precisely.
30-Day Follow-Up Call
A 30-minute call one month after delivery of the full report package. To answer questions that have emerged, refine the strategy as you have had time to absorb the information, and discuss next steps — whether a viewing trip, a further conversation, or activation of the partner introduction.
Every tier includes all seven steps. The difference is complexity, scope and follow-up depth. The fee is confirmed in writing once we understand the brief, and is credited in full against your property transaction within 24 months.

The Discovery Programme fee is deducted in full from any Pelagos advisory or referral fee when your property transaction completes. You invest now in clarity. You recover it on completion. If no transaction completes within 24 months, the Discovery stands as a complete advisory service in its own right.
A Note on Our Brief Policy
Pelagos accepts only a small number of active client briefs at any one time. This ensures that no two clients are ever searching in the same location at the same price point simultaneously — eliminating any possibility of a conflict of interest. Every client has our complete and undivided loyalty. That is not something we are willing to compromise for volume.
A Note on Our Advisory Fee
Our advisory fee is a professional service fee charged to you directly — entirely separate from any agent commission paid on the transaction. In Greece, some agents charge the buyer as well as the vendor; our fee sits alongside that structure, not inside it, and we will map the full cost of your specific purchase before you commit to anything. We are paid to secure you the best possible outcome, not to facilitate a transaction at any price — and we never price our work as a share of whatever we negotiate off an asking price.
How does your fee work if the Greek agent also charges the buyer?
In Greece it is common for an agent to charge the buyer as well as the vendor. Our advisory fee is a professional service fee charged separately, as an adviser rather than an agent, and it does not replace that agency commission. We think you should see the whole picture rather than one line of it, so before any engagement begins we set out in writing what you will pay us, what you can expect to pay in agency commission, and what the transfer tax, notarial, registry and legal costs are likely to come to on your specific purchase. Nothing should arrive as a surprise at completion.
Is the Discovery Programme a sales process designed to get me to buy?
No. The Discovery Programme is a standalone advisory service. If, at the end of it, you decide Greece is not right for you, the Discovery has still done its job. We would rather give you that clarity now than have you make a significant purchase you later regret. Our long-term reputation depends on honest advice, not transaction volume.
Who delivers the Discovery Programme?
Marcus Gondolo‑Gordon personally for the Ionian and mainland, or Aristi Liakopoulou, our Aegean adviser, for the Athens Riviera, Paros and Mykonos. Either way it is a direct relationship — not delegated to a consultant, not managed through a system. You deal with one person throughout, and that person lives in the market they are advising you on.
Is the tax briefing actual tax advice?
The Tax & Residency Briefing is information, not formal tax advice. It is prepared by Pelagos and reviewed for accuracy by our trusted Greek tax adviser, but it is framed as informational content to be confirmed with your own advisers. We introduce you to those advisers as part of Step 4 — so you have the right person to confirm every point directly.
What if I want to buy in a market other than Greece?
The Discovery Programme is currently available for Greece only — the market where Pelagos has the deepest knowledge and partner network. For other markets, our intelligence reports and matching tool provide guidance, and we make partner introductions where appropriate. The Discovery Programme will expand to the Balearics and Spain in 2028.
How do I pay and what is the refund policy?
Payment is by bank transfer in advance, and a receipt and written confirmation are issued on the same day. A partial refund is available if you cancel before delivery of the Location Intelligence Report (Step 2); after Step 2 the substantive work has been done, and no refund applies. The exact terms are set out in your engagement letter before you pay anything.
Is my information kept confidential?
Absolutely. Your details, your brief, your financial position and your acquisition intent are held by Marcus and shared with no one without your explicit consent for a specific introduction. We do not maintain shared databases, we do not circulate client details, and we do not publish transaction records. Your Discovery is entirely private.
