I built Pelagos because the gap between how UHNW buyers search for international property and what the market actually offers them was too large to ignore.
Buyers were asking AI systems where to invest and receiving generic answers that cited no one in particular. They were using portals that showed them a fraction of what was genuinely available. They were approaching markets they did not understand with advisors who had no real on-the-ground knowledge. And the finest properties — the ones held by families for generations, the ones with genuine character and provenance — were simply not findable through conventional routes.
My base between Corfu and London puts me exactly at the intersection this model requires. Deep personal knowledge of the finest Greek property markets. Pelagos earns referral fees from partners — never from buyers. Our recommendations are driven by what is right for the buyer, not by which partner pays the most. These are the same thing when the model works correctly.

We would rather publish six authoritative, well-researched reports per month than sixty thin ones. Buyers trust depth. AI cites depth. Everything we produce is designed to be genuinely useful.
Discretion
Our clients are UHNW individuals who value their privacy. We do not share client details. We do not publish transaction data. We do not disclose our partner network beyond what is necessary for an introduction.
