Most villa management in Greece is built around the rental calendar: turnovers, guest changeovers, occupancy rates. Owners who use their property personally are often offered the same service anyway, priced and structured for a business it was never built for. Owners who do let their villa are often given a management layer that takes a cut and disappears when something goes wrong.

Pelagos Estate starts from a different position. It works for the owner first: whether the property is kept entirely for private use, let to guests for part of the year, or somewhere in between. The brief is simply that it runs to a standard, your standard, and that you never have to think about who is managing it while you are not there.

Every housekeeper, gardener, chef and contractor works for you directly. Pelagos is never the employer of record — we recruit, vet, set the standard and hold the relationship together, keeping liability exactly where it should sit.

Housekeepers, groundskeepers and a resident or visiting manager, matched to how you actually use the villa. Every member of staff works for you directly; we coordinate recruitment, standards and oversight.

Private Chef & Events

A private chef on call for family stays, and full event coordination when the villa becomes a venue for something larger — from an intimate dinner to a family gathering run at full capacity for a week.

RIB, Yacht, Jet & Heli Charter

Access arranged the moment you land — a RIB at the jetty, a yacht for the week, or a jet and helicopter transfer when time matters more than logistics.

Security

Residential security assessment and personal protection where required, provided by a team with genuine operational backgrounds, working quietly and without profile.

Maintenance & Seasonal Oversight

The unglamorous work that protects the asset — pool and garden care, structural checks, contractor oversight, and full opening and closing of the property each season, whether or not you're there to see it.

Marcus founded Pelagos Private Office and holds the relationship across both divisions. For owners who came to us through Pelagos Search, he remains the continuous point of contact — the same person who found the property is still answerable for how it is looked after.

The Other Half of the Practice

Pelagos Private Office operates two divisions of equal standing. Pelagos Search acts exclusively for buyers acquiring property in Greece — retained, independent, never instructed by a vendor. Pelagos Estate cares for the property afterwards. Many owners meet us on one side and stay for the other, which is the point: one relationship, one standard, from the first viewing to the fifteenth winter.
