Pelagos Estate exists for owners who have made that choice, and want the standard of care to match it.
Most villa management in Greece is built around the rental calendar — turnovers, guest changeovers, occupancy rates. None of that applies to a property that is never let, and owners who don't rent are usually offered the same service anyway, priced and structured for a business it was never built for.
Pelagos Estate is the opposite starting point. It is built for the quieter profile: a family who uses their villa personally, wants it ready without notice, and would rather never think about who is managing it while they're not there.

Household Staffing
Housekeepers, groundskeepers and a resident or visiting manager, matched to how you actually use the villa. Every member of staff works for you directly; we coordinate recruitment, standards and oversight.
Private Chef & Events
A private chef on call for family stays, and full event coordination when the villa becomes a venue for something larger — from an intimate dinner to a family gathering run at full capacity for a week.
RIB, Yacht, Jet & Heli Charter
Access arranged the moment you land — a RIB at the jetty, a yacht for the week, or a jet and helicopter transfer when time matters more than logistics.
Security
Residential security assessment and personal protection where required, provided by a team with genuine operational backgrounds, working quietly and without profile.
Maintenance & Seasonal Oversight

Does Pelagos directly employ my household staff?
No. Every member of staff, contractor or specialist works for you directly. Pelagos recruits, vets, sets the standard and coordinates the relationship, but we are never the employer of record — keeping liability, insurance and accountability exactly where an owner would expect them to sit.
Do you manage properties that are also rented out?
No — Pelagos Estate is built for the opposite profile: villas used exclusively by the owner and their family or guests. If you do let your property, our general property management introductions, covered under Private Office Services, are the more suitable starting point.

Pelagos Estate currently operates in the Ionian Islands, beginning with Corfu. Coverage will extend to further Ionian and Greek islands as the service grows.
