What we do, and what we do not do

Pelagos Private Office is an independent advisory practice. We act for buyers of property in Greece, and for no one else. Being clear about the limits of that role matters as much as describing it:

Conflicts of interest

We accept a deliberately small number of active briefs across the practice as a whole — not per adviser — and we will not act for two clients searching in the same location at the same price point simultaneously, whichever adviser holds each brief. Before accepting a referred client we confirm to the referring adviser that no conflict exists with an existing mandate; where one does, we decline the engagement and say why.

Any commission share offered to us by a seller-side party is either declined outright or disclosed to the client in writing and credited in full against our fee. We never accept an undisclosed payment from any party to a transaction in which we act.

Anti-money laundering and client due diligence

We carry out identity verification and source-of-funds enquiry on every client before an engagement begins, and we maintain records of those checks. Where a client is introduced by a regulated firm that has already completed its own checks, we will accept reliance on those checks where it is appropriate and permitted to do so, and we will say so in writing.

Greek property transactions are additionally subject to due diligence by the acting notary and by the client’s Greek lawyer and bank, each independently of us.

Registration status

Our supervisory registration position is confirmed in writing to any referring firm on request, together with our client due diligence procedure. Contact Marcus directly at hello@pelagosprivateoffice.com.

Professional indemnity insurance

Details of our professional indemnity cover, including insurer and limit of indemnity, are provided in writing to clients and to referring firms on request.

Terms of engagement and fees

Every mandate is governed by a signed Engagement Letter and our Terms of Business, which set out scope, fees, duration, confidentiality provisions, conflict policy and termination rights. Both documents, together with our full fee schedule, are provided before a client commits to anything — and we are glad for a client’s own lawyer, accountant or family office to review them first. Confidentiality and data

Client briefs are held by the adviser responsible for the engagement and are not circulated. Every partner receives a written confidentiality undertaking before any client information is shared, and no introduction is made without the client’s explicit consent to that specific introduction. We publish no transaction records. Our full data handling position is set out in our Privacy Policy.

If something goes wrong, we would rather hear it directly and early.
