The most internationally visible of the Greek islands carries a premium that has compounded for a decade. For buyers who want to participate in that market properly, the challenge is not finding Mykonos — it is finding the right property in it, before someone else does.
Mykonos sits at the top of the Greek island market by price per square metre, and has done consistently since the mid-2010s. Waterfront properties and villas with strong views above Mykonos Town now regularly achieve €10,000 to €20,000 per square metre. For a well-positioned 400 square metre villa with pool, sea view and privacy, €4m to €8m is the realistic range as of 2026. The genuine trophy properties — the ones with irreplaceable coastline, mature landscaping and complete privacy — trade above that, and rarely appear publicly.
The buyer base is firmly international. American buyers, Middle Eastern family offices, European second-home buyers and Golden Visa investors from Asia and beyond all compete for a very limited inventory. That competition is the reason why serious buyers need a different approach than browsing portals.
The island divides broadly into three buyer profiles and three corresponding areas.
Mykonos Town and the immediate surrounds attract buyers who want to be in the social and cultural centre of the island. Prices here are at their highest, privacy can be limited, and the density of the built environment is greater than elsewhere. It rewards buyers who want access over seclusion.
The south coast, particularly Elia, Kalafatis and the peninsula towards Lia, offers more space and larger plot sizes. This is where the larger private estates tend to be. Longer drives to town, but significantly more scope for genuine privacy and distinctive architecture.
The north and west of the island is quieter, less developed, and increasingly interesting as the south coast has matured in price. Buyers willing to accept a longer drive gain considerably in terms of scale and value.
More than most Greek islands, Mykonos has a functioning off-market layer that operates largely through relationships between Athenian and international brokers, Greek lawyers and property families who have held land for generations. The best properties do not appear on JamesEdition or any public portal. They are introduced to known buyers through trusted intermediaries.
This is not exclusive to Mykonos — it is the Greek market norm — but it is more pronounced here because the pool of qualified buyers is large and the pool of genuinely desirable properties is small. A buyer who approaches the market only through public listings is working from a materially incomplete picture.

Mykonos falls within the highest Golden Visa investment threshold zone. As of 2025, a qualifying purchase requires a minimum investment of €800,000. This threshold applies to Mykonos, Athens, Thessaloniki and Santorini. For buyers combining a lifestyle acquisition with residency planning, Mykonos represents a significant but coherent choice: the property is desirable in its own right, and the Golden Visa adds the utility of Schengen residency and travel flexibility.
The proposed increase in property transfer tax for non-EU buyers, announced by the Greek government in September 2026, would add approximately €96,000 in tax to an €800,000 purchase if it proceeds as announced. Buyers with near-term intentions should seek current legal advice before committing.
